An investment opportunity is being offered against future off plan sales, which is:
The Client deposits the required funds into a nominated Solicitor's Segregated Client Account showing the ability on behalf of the developer. The developer will receive a Gross Interest Payment paid monthly on this amount. This will be used for interest servicing of debt and marketing reserve. The developer will not be able to access the capital for any reason.
In return, the developer will undertake the following:
(Based on a £24,000 investment);
Either
- On 1/12/09 the developer will pay a return of 50% of net i.e. £24,000 plus 50% of net = £24,000 + £12,000 = £36,000. This offering begins as at 1st June 2007 and reduces in a straight line at 1.9% recurring over the 31 month period.
OR - On 1/9/10 the developer will pay a return of 61.6%of net i.e. £24,000 plus 61.6% net = £24,000 + £14,790 = £38.790.
This offering also begins as at 1st June 2007 and reduces in a straight line at 1.6% per month over a 40 month period.
Investors decide at the time of investment which repayment date option they prefer.

You may purchase a 1/10th (or multiples) Strata-Title Fractional Ownership for £24,000. If outside of a pension fund, you will have freehold title to the share and may have use for 5 full weeks per annum as designated by the Fractional Rota (copy with application). Unused weeks will benefit from the rental pool leaseback. You are then free to on-sell or gift this share at any stage. If held within a pension fund you may not receive beneficial use and all weeks must be entered into the rental pool.
You may purchase an individual apartment in full for £240,000. A £5000 deposit is required at reservation stage; the balance is met on stage payments through the build phase.
